Q. What is a condominium association and why does it exist?

A.  Condominium associations are formed to allow owners to manage their community.  One of the main purposes of the Association is to enforce a set of covenants (promises) which bind all owners.  Individual owners are required to pay monthly condo fees to enable the Association (via a Board of Directors) to operate the association and maintain the common property.
 

QWhat kind of legal power does the association have to enforce the rules?

A.  The main source of legal authority allowing the Association to enforce its rules comes from the recorded CC&Rs, Bylaws and Rule and Regulations. Because the documents are recorded in the local real estate records, condo buyers become legally bound by the valid provisions of the documents when they purchase their condo.  All potential buyers should read the CC&Rs, Bylaws and rules and regulations prior to purchasing a condo in this or any association.

QWho serves on Pier 8 Board of Directors, what do they oversee and how is the association governed?

A
.  Pier 8 is governed by a board of volunteer owners (list current ( Board Members) elected by the remaining owners.  The board holds regular meetings to enforce the Covenants, Conditions and Restrictions (CC&Rs), to establish an annual budget, authorize expenditures, collect assessments, problem solve, and oversee the maintenance of the common property.  The Board acts much in the same way as a corporate board of directors, whose main purpose is to maintain the property and its value.

QWhat are the parking restrictions and pool rules?

A.  Condo owners parking is limited to their own assigned parking space. Each condo unit is allowed to park one vehicle in the assigned space. Second vehicles and visitor parking is available. A copy of the pool rules are located adjacent the gate entrance to the pool area or on this Website by clinking on "pool rules".  The pool can be reserved for functions by contacting ALCOR.

QCan I make changes to the outside of my unit?

A.  NO. To maintain the uniform appearance of the property, all proposed changes to the outside of any condo building must be approved by the Board, via ALCOR.  Additionally, all condo owners are required to keep their interior condos in a good state of preservation and cleanliness.

Q. Where is trash placed.

A. There is a dumpster provided on the west side of the property near the exit gate . Owners may place their trash in the dumpster; please do not place it around the dumpster. If you have boxes, they should be broken down prior to placing it in the dumpster. The dumpster is picked up on Tuesdays and Thursdays.

 

QHow can I get a copy of my governing documents?

.  You should have been provided a copy of the governing documents for the Assocaition from the Seller when you purchased your condo.  Additional copies can be obtained for a fee by contacting ALCOR.
QCan I install antennas/satellite dish on the outside of the exterior of my building?

A. Antennas/satellite dish can usually be installed however, written permission must be obtained from the Association via ALCOR prior to the installation of any antennas/satellite dish on the exterior of any building. Failure to obtain written permission may result in the antenna/satellite having to be removed.

QWhen are my assessments due and what are they used for?

A. Fees should be made payable to "Pier 8 Condominium Association" and mailed to The ALCOR Group, 4430 S. I-10 Service Rd., W., Metairie La. 70001-1211, and are due in the ALCOR office by the 5th of each month (to avoid a late fee). Monthly condo fees are used to maintain the common property.  Specifically, the fees are used to pay for water, lawn/common area maintenance, taxes and insurance, security, repairs and upkeep of buildings, termite/insect prevention, reserve fund, and for professional management of the Association among other common expenses of the Association.

 

Q.  What if I need repair work or have a complaint?

A.  Owners are responsible for repairs to the interior of their units. Basically, if the item in need of repair is used specifically for your unit, then it would more than likely be considered an Owner's expense. Owners should contact ALCOR prior to beginning any major work/renovation(s) within your unit as it may effect other units, particularly if the work involves plumbing or electric systems. If you thing the repair may be one that the Association is responsible, contact ALCOR and we will work with you to get it sorted out.
